Is a competitive tender process the best way to get the cheapest price for your project?
Given that most cost proposals include a 10-15% contingency, and lack of early involvement from builders increases the likelihood of of project variations (typically 15-20% of contract value), a traditional procurement approach rarely proves to be the most cost effective in the long run. On the other hand, involving a building partner early in the process allows the opportunity to find better, cheaper ways of doing things and leading to cost certainty much earlier in the project and, ultimately, a more cost-effective result.
